Buying in Cades Cove

Cades Cove is a desirable 100-home community with great ambience, amenities, and fellowship.
We are located in close proximity to downtown Southport, as well as convenient services such as grocery, gas, shopping and restaurants.

  • For our realtor friends, only the Cades Cove approved For Sale Sign may be used. There is an upfront fee of $150 for use of one of the Cades Cove custom signs. Of this, $100 is refundable upon return of the sign. The remaining $50 is deposited to our reserve fund.
  • To get a For Sale sign, contact HOA Board Member Kevin Shea at Kevin.peter.shea@gmail.com or 913-461-7119. Please provide Kevin your check for
    $150 payable to Cades Cove Homeowner’s Association. When your new home closes, let Kevin know so he may pick up your sign and initiate your refund.
  • As our residents prepare to list their home for sale, we ask their realtor contact our
    Association Managers (Priestley Management) to notify them. PMC will provide them with the current covenants for our community and answer any questions they may have. Our current governing documents are also available on this website. Just click on the About Cades Cove tab.

  • When a home is sold, the new buyer at closing must pay a fee equal to two months of current HOA dues assessment as their initial contribution to our Cades Cove reserve fund. The current residents have helped build up our Reserve Fund to more than $100,000 to cover anticipated updates and to provide for unexpected emergencies.
